Working from plans and specification sections
New construction window treatment work begins with documents, not measurements. We take off the window schedule and elevations, read the specification sections that govern the scope — typically 12 21 00 for blinds and 12 24 00 for shades, sometimes with related sections for motorization and controls — and price exactly what is specified, with a written scope letter clarifying inclusions, exclusions and assumptions.
That discipline saves arguments later. When a general contractor buys out the scope, they know whether we included motor power wiring, whether pocket construction is by others, what our lead times are, and what we assumed about site conditions. Ambiguity in a Division 12 scope letter turns into change orders at month ten.
Submittals, lead times and procurement
After award, we produce submittals for review: product data, fabric and finish samples, warranty information and, where required, shop drawings for pocket and motorization conditions. We track approval turnaround because it drives fabrication, and fabrication lead times are what put window treatments on the critical path for late-stage interior finishes.
Long-lead items — custom fabrics, motorized assemblies, specialty hardware — get flagged early with a required-by date tied to your schedule. If a decision is going to be late, we would rather tell you in month three than surprise you in month eleven.
Phased installation with the GC's schedule
Window treatments install near the end, which means the schedule we are given is the schedule that has absorbed everyone else's delays. We plan for that. We install in phases — by floor, by wing, by building — and we scale crew count to hold the completion date rather than asking for relief.
Sequencing matters: we install after final paint and glass cleaning where possible, coordinate with casework and FF&E deliveries so nothing gets damaged, and stay available for punch and re-work through turnover. Then we deliver closeout: warranties, O&M data, attic stock and owner operation instruction.
