Division 12 Subcontractor
For General Contractors & Dealers
We execute the window blind and window shade scope on new commercial construction — priced from your documents, submitted for approval, installed on your sequence and closed out without chasing.
Scope we execute
Our scope is Division 12 21 00 (window blinds) and Division 12 24 00 (window shades), including related motorization and control coordination where the specification calls for it. We price the specified product, not a look-alike, and we tell you in writing when a substitution is being proposed and why.
Every bid comes with a scope letter that states inclusions, exclusions and assumptions plainly — pocket construction by others, power and low-voltage by the electrical contractor, storage and staging requirements, and lead times measured from approved submittals. Buyout should not be the first time anyone finds out what we assumed.
Bid and specification support
Send drawings, the window schedule and the spec section. We produce the take-off, price it, and flag anything in the documents that will cause a field problem — missing blocking, pocket depths that will not accept the specified assembly, or motorized openings with no power shown. Catching those during bid is free; catching them during install is a change order.
After award we produce submittals: product data, fabric and finish samples, warranty information and shop information for pocket and motorization conditions. We track approval turnaround against fabrication lead time, because that is what determines whether Division 12 lands on your critical path.
Insurance and site compliance
We carry commercial general liability and workers' compensation coverage and provide certificates of insurance on request, naming the parties your contract requires. We are experienced working under owner-controlled and contractor-controlled insurance programs (OCIP/CCIP), including the enrollment and payroll reporting those programs require.
Our crews complete site orientation and badging, follow your safety program, use lifts and fall protection where openings require them, and keep the work area clean and protected.
Schedule and closeout
Window treatments install last, which means we inherit whatever schedule remains. We plan for compression: we phase by floor, wing or building, and we add crews to hold a completion date rather than asking for an extension. Your superintendent gets one point of contact, not a different installer every week.
We walk the punch list with your team, correct items before demobilizing, and deliver closeout documentation — warranty letters, operation and maintenance data, attic stock counts and owner operation instruction. When a call comes in six months later, we answer it.
Coverage spans San Antonio, Austin, Dallas–Fort Worth, Waco, Oklahoma City, Tulsa and the markets between them. Dealers and manufacturers can also use us installation-only.
